🎖️ VA Loan Calculator
Estimate the VA funding fee and monthly mortgage payment for a VA home loan based on your down payment and service history.
What a VA loan is
A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs, available to eligible veterans, active-duty service members, and certain surviving spouses. VA loans commonly allow a $0 down payment and don’t require private mortgage insurance, but most borrowers pay a one-time VA funding fee.
How this calculator works
The VA funding fee is calculated as a percentage of the base loan amount (home price minus down payment), and the percentage depends on your down payment size and whether this is your first or a subsequent use of VA loan benefits; some borrowers with a service-connected disability rating are exempt from the fee entirely. The funding fee is typically rolled into the loan, and the calculator then estimates your monthly principal-and-interest payment on the resulting total loan amount using a standard amortization formula.
Funding fee rates and eligibility rules are set by the VA and can change; verify current rates with the VA or your lender. This estimate excludes property taxes, insurance, and other closing costs, and is for general planning purposes only.
