What net effective rent means

Net effective rent is the average monthly rent a tenant actually pays once concessions, such as free rent months or move-in credits, are spread evenly across the full lease term. It gives a more accurate picture of true housing cost than the advertised (“face”) rent alone, which is why it’s widely used to compare apartment listings that offer different incentives.

How this calculator works

The calculator takes the total value you’d pay over the lease (face rent times the paid months, since free months cost nothing) plus subtracts any other one-time concessions, then divides that by the total number of months in the lease. The result is your average, or “net effective,” monthly rent.
