What this calculator measures
This tool estimates three common metrics investors use to judge a rental property: monthly cash flow, cap rate, and cash-on-cash return. Together they give a quick picture of whether a property is likely to be profitable after financing and operating costs.
How the numbers are calculated
Effective rent subtracts an assumed vacancy rate from gross rent. Monthly cash flow is effective rent minus the mortgage payment and other monthly expenses (taxes, insurance, maintenance, and management). Cap rate is annual net operating income (rent minus expenses, before financing) divided by purchase price. Cash-on-cash return is annual cash flow divided by the cash you actually put down.
