What is PITI?

PITI is short for Principal, Interest, Taxes, and Insurance — the four components that typically make up a homeowner’s total monthly mortgage payment. Many lenders also require Private Mortgage Insurance (PMI) if your down payment is less than 20%, and you may owe HOA dues on top of that.

How this calculator works

The calculator first finds your loan amount (home price minus down payment), then uses the standard amortization formula to calculate the principal-and-interest portion of your payment. It adds one-twelfth of your annual property tax and insurance, adds PMI if your down payment is under 20%, and adds any HOA dues to give you the full monthly total.
