What this calculator shows

A mortgage payment is made up of principal (what you borrowed) and interest (what the lender charges you for borrowing it). Early in a fixed-rate mortgage, most of each payment goes toward interest; later payments shift more toward principal. This calculator totals up all the interest you’ll pay across the entire loan term.

How it’s calculated

The calculator uses the standard fixed-rate amortization formula to find your monthly principal-and-interest payment, then multiplies that payment by the number of months in the term to get the total amount paid. Subtracting the original loan amount from that total gives the total interest paid.

This is a general planning estimate. It does not include property taxes, homeowners insurance, PMI, or HOA dues, and actual amounts depend on your specific loan terms and lender.
